Barnardo’s is the UK’s largest children’s charity (by reference to charitable expenditure) and was founded over 150 years ago to care for vulnerable children. They help hundreds of thousands of
children, young people, parents, and carers via their 800+ services across the UK.

Barnardo’s recently launched their Gap Homes initiative, aimed at developing new, high quality and affordable housing for care-experienced young people. The initiative’s name derives from the very small, commercially less viable infill sites that Barnardo’s hope to develop as a result of relationships with local authorities and socially minded landowners, but also reflects the bridge that these homes will provide between leaving the care system and transitioning to independent living.

The charity has significant expertise in working with vulnerable young people and providing the support needed to maintain tenancies and reduce further housing-related issues. The intention is that Gap Homes will provide flexible housing options for a range of needs & circumstances, including single parents and disabled care leavers.

Request details

Barnardos have established a capital sponsor who is ready to fund the build of their next Gap Homes project in Birmingham. This will result in the creation of five new build houses for young people who are care experienced.

The charity has identified a piece of land (already owned by them) and undertaken an initial feasibility study. They are now seeking offers of pro bono support from a Design Team who are willing to provide any or all of the following services:

  • Architect
  • Quantity Surveyor
  • Structural and Civil Engineer
  • Construction Project Management

This an exciting opportunity to provide services to this innovative project at the very beginning and ideally Barnardos are looking for support throughout RIBA Stages 1-6. The Barnardos team now have a number of projects underway in other parts of the country and they favour a modular approach to building these homes. They would therefore be particularly grateful for support from those with experience of this type of build.
